Things to consider when you're thinking about building or renovating

Council Development Applications

A development application is a request made to a Council to undertake works including home building and renovation, land subdivision and building-use alteration. Development includes the use or subdivision of land, the erection of a building, the undertaking of work, or demolition of a building.

Council holding deposit

You might be subject to a council holding deposit, which is a situation where the council will hold onto a certain portion of your fees owed to your local council to reserve or hold the premises against your name until the fees are paid in full.

Revaluation of the home after completion for insurance

There’s nothing worse than your hard efforts going to waste, so be sure to have your home valued again once renovation or building is complete and have the insurance changed accordingly.

Progress payments to tradespeople

Can’t see yourself affording a large payment for tradespeople? You might want to consider progress payments - where you pay the workers according to the work they have completed.

Council Approval

In order to build or renovate, you may require council approval. To be approved, you should find out what you need to do to meet the building and planning requirements from your local council. Things to consider include design and structural integrity, fire safety, pest control, sewerage and energy and water efficiency standards.

Flood/danger zones

Before building your new home, you should be aware of any flood zones on or surrounding your property and consider these in your plans. If you have questions about your property's potential to flood, detailed flood maps are available from your local council.

Quote before loan approval

If you are considering obtaining finance for your building or renovation project, you will find the process will be a lot more efficient if you have quotes for the work to be undertaken.
